For property managers and agents
Painting for property managers and agents
Tell us the day the property has to be ready. We work back from that date and send a written scope and one fixed total you can forward straight to the owner.
Mostly two jobs
Most agency work is a turnover repaint between tenancies. Walls patched and recoated, ceilings and trims where they need it, and the property handed back ready to photograph and list. The other is pre-sale work, done before the campaign opens, to a date set by the photographer rather than by us.
Around those two there's make-good after a tenant leaves, a single room where a wall has been damaged, hallways and stairwells in a block you manage, and exterior work on a house heading to auction.
Planning around your deadline
Tell us when the property needs to be ready. We plan the work around that date and confirm availability before you book.
You get a start date and the number of days on site, in writing, before you commit to anything. Turnover work is interior, so a wet fortnight doesn't push your handover. Ali carries out the painting. We confirm the time needed when quoting.
If a date does move, because the job before yours ran longer than it should have, you hear it from us first. We keep you informed so you can update the owner and tenant.
Quotes for owner approval
The owner needs to know which work the price covers before approving it.
Our quotes describe the rooms and surfaces, preparation, coats and exclusions, with one fixed total. Forward the scope and price to the owner together. If they want to reduce the scope, we can revise the quote before they accept it. Quoting is free.
How a turnover runs
From your email to the keys back
-
You send the address and the deadline
Email or call. We reply the same day, usually within the hour. Tell us whether the tenant is still in and how access works.
-
We walk it and quote
We visit the property to assess the surfaces. We'll tell you what needs doing and what doesn't.
-
You get the quote and a start date
A clear written scope with one fixed total, so the owner knows what they are approving.
-
We finish and tell you it's done
Site left tidy each evening, and a message when it's finished. We let you know when the property is ready.
Updates during the job
One person handles your properties and answers the phone. Enquiries get a reply the same day, including the ones that land at ten to five on a Friday.
Tell us how access works: you hold the keys, the tenant is home during the day, there's a lockbox on the meter box. Tell us what the tenant has already been told, too. We'd rather know before we're standing at the door.
Sites get cleaned up each evening. Drop sheets down, rubbish taken out, nothing left in a hallway that a tenant has to step around after work.
We'll tell you when it doesn't need painting
Sometimes a property needs a wash and two rooms rather than a full internal repaint. We'll say so. It costs the owner less, it gets the listing up sooner, and avoids work the property does not need.
