Pricing guide

Exterior painting costs in Melbourne

An exterior price needs more than a bedroom count. The surfaces, existing coating, repairs and safe access determine the work. Use this guide to compare scopes before comparing totals.

Start with the exterior you want painted

  • A single wall or street-facing section. Identify the exact elevations, edges and trim. Confirm where the new finish will stop.
  • A whole single-storey exterior. List every elevation and whether eaves, fascia, doors, windows and other trim are included.
  • An exterior with upper-storey or difficult access. Discuss height, slope, narrow passages and access equipment before assuming a standard setup.
  • Detailed timber or weatherboard. Ask which boards and joints need attention, what coating is being painted over and which repairs are excluded.

These examples show which work to include in your quote. We assess your property before providing a written scope, clear inclusions and exclusions, and one fixed total.

The factors that change the work

Surface condition. A sound coating needing a maintenance repaint differs from widespread peeling, bare areas or damaged substrate. Describe the problem and ask what preparation and repairs the quote covers.

Material and coating. Timber, render, brick and metal need a suitable product system. Confirm cleaning, preparation, primers and finishes for each surface rather than assuming one treatment suits the whole building.

Access. Storeys, rooflines, neighbouring boundaries, parked vehicles, gardens and slopes all affect setup. Ask whether required scaffold or other access equipment is included in the total.

Weather and staging. Exterior scheduling depends on suitable application conditions. Discuss how the crew will communicate changes and keep entrances accessible while work is underway.

Check inclusions before accepting the total

  • Which elevations and surfaces are included? Are windows, doors, eaves and fascia listed?
  • What cleaning, preparation, repair and coating system is specified?
  • Are access equipment, protection, materials and cleanup covered?
  • Are roofs, gutters, fences, decks or outbuildings included or excluded?
  • Does the total state the treatment of GST and any work that needs a separate decision?
  • How will unexpected conditions or requested extra work be agreed in writing?

A lower total may cover fewer surfaces or a different preparation scope. Compare the written work, exclusions and product system alongside the number.

Plan your exterior quote

Tell us the suburb, number of storeys, surface materials, approximate extent of the work and any known peeling, leaks or damage. Photos of each side and the access help explain the property. Mention any repair work or other trades that need coordinating.
