What we're set up for
New builds, knock-down rebuilds, extensions, renovations and multi-dwelling townhouse sites. Ali does the painting and manages our work on site. Discuss the scope and program with Johnny so we can confirm capacity and timing before committing.
We work as your painting subcontractor, following the agreed programme, site rules and your supervisor's instructions.
Agreeing the programme
Painting often follows other trades, so delays can affect the time available before handover. We discuss that with you when quoting.
We consider your programme as well as the areas to be painted. Tell us which stage we're in, what's realistically going to be ready when, and what the handover date is. If the program slips we'll re-sequence with you instead of turning up to a site that isn't ready and billing you for a lost day. If we cannot meet your deadline, we will let you know at the quoting stage.
Working around the trades either side of us
The trade before us leaves the surfaces we inherit, and the trade after us has to work on what we've just finished. Most of the friction on a site happens at those two joins.
- We confirm in writing what needs to be ready from the plasterer and carpenter before painting starts
- We'll flag surfaces that aren't ready instead of painting them and having it come back as a defect
- We work in the sequence that suits the trades following us, which usually means ceilings and a first coat early, and final coats after the messy trades are out
- Site left clear at the end of each day, because your other subbies have to work in it tomorrow
Handover and the defect list
We check the finished work with your supervisor before handover.
Before we call a job finished we walk it with your supervisor, in daylight, and we bring our own list. Anything on it gets fixed before handover, not after. Anything that turns up during the defect liability period, we come back for. The work has the same five-year workmanship warranty we give a homeowner, with the touch-up arrangements explained in the quote.
Quoting and progress claims
Your quote describes the stages, dwellings, preparation and finishes included, with one fixed total for the agreed scope. We agree any progress payment schedule in writing. Changes to the scope are quoted and approved before the extra work starts.
If you've got your own scope of works or specification, send it with your enquiry. We will make clear which parts our quote covers and flag any exclusions, so you can compare the scope as well as the total.
Documentation
Tell us what you need on file before we're allowed on site: insurances, SWMS, inductions, whatever your principal contractor runs. We'll get you what we hold, and we'll tell you plainly if there's something you need that we don't have yet, before work starts.
Where we work
Based in Brunswick East, so the inner north is where we're quickest and where we do much of our work. We travel further for a full site or a run of dwellings. The suburb list is on areas we service, and you can ask about other locations.
