Commercial painting

Commercial painting in Melbourne

We paint offices, shops, warehouses and shared building areas. We discuss access and operating hours with you so the work can be scheduled around your business.

What we take on

Offices and consulting suites, shops and shopfronts, warehouses and factories, and the common property in apartment and townhouse blocks: lobbies, corridors, stairwells, carpark walls and line marking. Hospitality fit-outs between trading periods. Warehouse and factory floors are covered separately under epoxy floor coating.

Ali carries out the painting and manages our work on site. Before work starts, we agree who handles site questions and who to contact about your quote. Our capacity suits smaller commercial projects. If your job is bigger than we can do properly, we will tell you at the quote rather than halfway through it.

Working around your opening hours

Most commercial work here happens outside trading. Evenings after close, weekends, public holidays, or the quiet week between Christmas and the new year when half of Melbourne shuts anyway. For tenanted buildings it is usually staged: one floor, one corridor or one stairwell at a time, so the building keeps working while we move through it.

The agreed dates go in the quote. If weather or the job before yours moves something, you hear it from us before you have to ask. Let us know which other trades need access so we can plan the sequence.

Working while the place is still open

Where the work has to happen around people, the constraints are different from a house. Low-odour and low-VOC products where staff or customers are in the building. Areas sheeted and screened rather than left open. Signage and clear walkways so nobody wanders into a wet edge. Tools and materials off the floor and out of sight at the end of every shift, not just the last one.

Some things genuinely cannot be done around people. A full stairwell, or a floor coating that has to cure. Those get said at the quote, with the shutdown they need, so you can decide on it in advance instead of finding out on the day.

What the quote looks like

A written scope of work, clear inclusions and exclusions, and one fixed total. The scope names the areas, preparation and stages included, so a committee or site manager can see what is covered. If you want to defer an area or change the staging, ask us to revise the scope and total before you accept.

The price is fixed once we have inspected. If we misjudge the size of the job, we carry it. The only thing that changes the number is you asking for more work, and that gets quoted in writing before anyone starts it. For strata and owners corporations, the quote is written so it can go to a committee for approval.

Documentation

Tell us what you need on file before we are allowed on site: insurances, SWMS, inductions, whatever your building manager or principal contractor runs. We will send you what we hold, and we will tell you plainly if there is something you need that we do not have yet, before work starts.

If a certificate of currency is a condition of engaging us, ask for it at the enquiry and we will give you a straight answer the same day. If the answer is no, you are better off knowing at the enquiry than a week later.

Where we work

Based in Brunswick East, so the inner north is where we are quickest and where we do much of our work. We travel further for a whole building or a run of shopfronts. The suburb list is on areas we service, and you can ask about other locations.

If you are a builder or a construction company, the programming and handover detail is on the builders page. For agencies handling rental turnover and pre-sale work, that is the property managers page. Detail on the work itself sits under interior and exterior painting.
