Pricing guide
What does house painting cost in Melbourne?
Start with the surfaces you want painted. A walls-only room, a complete interior and an exterior repaint cover different work. Our quote sets out a written scope, clear inclusions and exclusions, and one fixed total.
Compare the scope first
- One room, walls only. Confirm wall condition, room dimensions, ceiling height and colour changes. Ceiling, doors and trim are separate scope choices.
- A complete room. List walls, ceiling, cornices, skirting, doors and window frames individually so nothing is assumed.
- A whole interior. List every room and surface, including hallways and stairwells. Occupied rooms and furniture affect access and staging.
- An exterior repaint. Identify the cladding, trim, storeys and access. Repairs, failing coatings and scaffold can change the work substantially.
A bedroom count or floor area alone does not describe the painted area. When comparing a square-metre rate, ask whether it uses floor area or actual wall and ceiling area, and whether GST, materials and access equipment are included.
A quote based on your property
A useful painting budget starts with an inspection and an agreed scope. Surface condition, preparation, access and the finish you choose all affect the work. We provide one fixed total for your property, with clear inclusions and exclusions.
What affects the price
Preparation and condition. Sound paint needing routine preparation is a different scope from peeling coatings, damaged plaster or timber repairs. Tell us about leaks or recurring stains so the underlying issue can be discussed before repainting.
Access and protection. Height, narrow side passages, furniture, stairs and shared access affect how work is set up. Confirm who moves large items and which areas must stay usable.
Surfaces and finish. Walls, ceilings, detailed trim and cabinets require different work. The existing coating, new colour and selected product determine the coating system to specify.
Staging. An empty property and an occupied home need different plans. Let us know about tenancy dates, other trades and any deadline before agreeing the scope.
Questions to ask before accepting a quote
- Which rooms, surfaces and repairs are included, and which are excluded?
- What preparation, products, finishes and coat system are specified?
- Does the total include materials, protection, access equipment, cleanup and any applicable GST?
- What are the payment stages, quote expiry and agreed scheduling arrangements?
- How will extra work or an unexpected condition be discussed and agreed in writing?
- What warranty and aftercare terms apply to this scope?
A Hi Painter quote gives you a written scope of work, clear inclusions and exclusions, and one fixed total for the agreed work. Compare the scope alongside the total; individual tasks do not need separate prices to make the work clear.
Choose a detailed guide
- Interior painting costs: walls-only, complete rooms and whole interiors.
- Exterior painting costs: surfaces, preparation, access and exclusions.
- Painters' hourly rates: why the rate alone does not tell you the job total.
- Roof painting: a separate surface and access assessment.
- Preparing for painting and looking after the finish.
